We pride ourselves on the high quality of our properties. We also like to comply with the ever-increasing regulation of the Private Rental Housing Sector and we keep up with industry best practice.

  • HMO Licences from Cheltenham Borough Council, Bristol City Council and Oxford City Council, required for houses with 3 or more floors and 5 tenants.

  • Gas safety certificates (annual check required).

  • Electrical Installations certificates

  • Fire Alarm checks; our mains wired inter-connected are tested annually

  • Fire extinguisher checks (annual)

  • Emergency lighting testing (in all HMOs and checked annually)

  • Portable Appliance Testing checks (annual)

Insurance

Honor Properties provide full buildings insurance to all of our houses and we try to ensure our properties are as secure as possible. However, we do not insure your possessions, we do recommend you arrange your own separate insurance cover.

Utilities

Student packages in Cheltenham includes Gas, Electric and Water up to an agreed allowance. We encourage you to use the utilities responsibly to benefit the environment and your pocket!

It is rare for students to exceed the allowance.

Maintenance

We have a team of tradesmen who deal with all maintenance issues including plumbing, electrical, general maintenance and locksmiths.

The sooner you make us aware of any issue, the quicker we can respond, please notify us as soon as possible of any major or minor issues.

Students or under 22yrs of age only

Guarantor Agreement Form

Your parent, guardian or a limited company must complete this form. It is an undertaking to pay your rent, your share of household expenses, your share of damages or of the rent should a Tenancy member fail to or is unable to pay. The Guarantors' obligation expires once all your commitments under the Tenancy Agreement are satisfied. We must receive a completed form before you take up residence.

Tenancy Agreement

The form of agreement you are being asked to sign is a 'Tenancy in Common'. This means that your group represents a single tenant entity. You are each jointly and individually responsible for the whole agreement. You share responsibility for household bills, the cost of any damages and for ensuring that we receive all the rent due from the Tenancy. You must all sign the contract before any of you may move in.

Standing Order Mandate

This form must be completed and returned to us by the person from whose bank account rental payments will be deducted. We will check the form and then post it to the bank for you. We must receive the first rental payment on the commencement date of the Tenancy Agreement. The norm is a monthly deduction, though, if you wish, you may choose to pay in three instalments to coincide with the college terms.

Inventory

An inventory is carried out at the beginning and end of the Tenancy. We use a independant inventory company for an unbiased and transparent report. You will be asked to agree the contents and sign the inventory before you move in. We have insurance for fittings and contents, however this does not cover wilful damage or unreasonable wear and tear. You will be expected to meet the cost of breakages. All bedroom doors have individual locks, you will be given one key that operates public door locks in the house and one just for your room. Insurance for high value items like PC's is recommended via your own home contents insurance policy.
